Wasaga Beach Real Estate Has A Lot To Offer Recreational Home Buyers
Wasaga Beach has forever been a favorite retreat for nearby Toronto residents owing to the fact that it has the longest fresh water beach in the world, but it did not officially get to be a town until January of 1974. As a result, the population has continually increased — from 12,419 permanent occupants in 2001 to 15,029 by the time the 2006 census was conducted.
As the figures keep on rinsing, Wasaga Beach has earned a reputation as one of the quickest growing communities in Canada. The amount of transactions and the extent of Wasaga Beach real estate sold is increasing substantially — particularly since 2009 — and new inhabitants are building homes as the demand for more seasonal structures is increasing, and cottages and weekend homes are springing up along the popular beach front.
Wasaga Beach’s fourteen kilometers of kid friendly, sandy community beaches, including the Wasaga Beach Provincial Park–which was awarded the highly regarded Blue Flag designation for its work to oversee Wasaga’s shoreline according to international environmental standards—lures both full time residents and tourists alike. During the summer, locals and visitors alike enjoy sunbathing and sports such as frisbee and jogging along the sandy beaches that are assigned a number from 1-6 — with 1 and 2 being the most well-liked. During the winter, the same section of beach is a mecca for winter sports enthusiasts who come to snowmobile and cross country ski along the well maintained trails.
Even though a major fire destroyed seventy percent of the main street, businesses and apartments — as well as the pedestrian mall — on November 30, 2007, Wasaga Beach development has not stopped. Instead, the region is experiencing a big building boom with fabrication currently taking place on a contemporary style beach front area with a plaza, eateries, and an all weather theme park attached to a monorail. To meet the requirements of the burgeoning area, the area transit service, Georgian Coach Lines, has had to expand their routes twice since 2008 and offer service daily from 7AM to 7PM on an east-west route through the town.
The growing availability of amenities and products in Wasaga Beach has aided in pushing home sales up 65 percent in the first quarter of 2010 when put up against the same time last year. In March 2010, the sector witnessed a whopping 50 percent increase, most likely due to the increased number of services and products in and around Wasaga Beach and as well the Collingwood real estate sector that is close by. Even more encouraging were the price range escalations, up to 172 percent in some parts of the Greater Toronto Area, with homes that were marketing for 300K moving into the 350K to 500K range. This kind of price surge can, in part, be attributed to seasonal buyers, but it also indicates that Wasaga Beach is becoming a popular retirement choice for wealthier residents who buy upscale properties. The rural beauty of Wasaga Beach and the reputation of the Georgian Triangle ‘quality of life’ will continue to appeal to a wide range of real estate buyers who enjoy the country life but also the advantage of being just a couple of hours from all that Toronto can offer.
